Work Description:
Replace double doors on exterior water heater room: Remove and replace existing damaged doors and jamb and replace with special-order pre-hung solid-skinned fiberglass doors and paint to a close match. Reinforce framing of same room: Remove and replace sill plate and studs as necessary to ensure structural stability; re-drywall as needed and fire tape.
Review:
Rene is a rare character in the construction world. He puts things in writing, speaks eloquently, writes complete emails. I headed up the job for our small HOA to get the vented doors of our exterior Water Heater room replaced. I got a few estimates and Rene's was in the middle in terms of pricing. but what I really liked was how complete and thorough he was in describing what needed to be done. He outlined the causes of the problem and not just what it would cost to fix it. (our room had louvered doors that were falling apart. the room also had water getting into it when it rains. the lower framing wood and sheet rock was shot. He recommended the doors be replaced as requested, AND fix the framing and grade the surrounding earth so that water would not continue to damage the building).. The fact that he put it all in writing made it very easy for me to share the info with the other HOA members. We took a vote and collected the assessment. He got right on the job and completed it quickly. Rene has a passion for his work that comes across in his detailed descriptions of the work. I like that. In our case, he outlined more work than we decided (due to our limited resources) to hire him to complete, but I'm glad he showed us all that needed to be done. in contrast, another estimate came in and just gave us a cheap price on new doors, not noticing the rotten framing of the room and taking into consideration the need to remedy the problem of water entering the room.
